A: Once you have decided you would like to extend your property you should approach builders for an estimated cost of the works, three quotes should be obtained, personal recommendation is probably the best route to finding a reputable builder, so ask friends and family members. Once you have an idea of the cost you would then think of plans for your development, either by using a builder with a planning service or an architect.
A: It should take no longer than a week or so to get builders to quote for the works, plans can take up 2-3 weeks and planning concent from your local council will take 8 weeks.
Q: I have heard that my extension does not need planning permission ?
A: That could be right, this depends on what you want to do. Some minor alterations and extensions, particularly to houses, can often be carried out without the need for planning permission, this is known as `permitted development`. Your builder will be able to advise you.
Q: I have heard that as well as planning permission i will need building regulation approval, what is this?
A: The Building Regulations set standards for the design and construction of buildings, primarily to ensure the safety and health for people in or around those buildings, but also for energy conservation and access to and about buildings.
A: Yes, inform your home insurance provider before you carry out any major home improvements such as a loft conversions or home extension, otherwise you may find claims for any damage to the house while this work is going on could be rejected.
A: Any reputable builder will not ask for any money upfront, most will agree to a stage payment system, Nova Construction ask for five stage payments of 20% paid after completion of each stage.
Q: Do i need to have a contract with my builder?
A: Your builder may come highly recommended and probably can be trusted, however if you feel the need a contract in plain english (well fairly plain) can be downloaded from :-

Q: What costs are involved in obtaining planning permission and building regulation approval ?
A: Planning permission has a flat fee for development of an existing property of around £150.00. Building regulations fees vary according to the floor area of the development and start at £200.00 for an extension not exeeding 10m2 to £705.00 for up to 60m2. Costs will vary from council to council, but you will be advised by your builder.
Q: How long will it take to complete my extension?
A: As a guideline a single storey extension should take 5-7 weeks and a two storey extension around 9-12 weeks, this is of course dependant on the type of construction and internal works involved.
